What have you been up to since you graduated from Redwood?

I am the sole proprietor of URBANEXUS through which I consult on planned community development. Early in my career, I worked for public agencies, including the City of New York and the California State Department of Finance, and the Governor's Office of Planning and Research. Beginning in 1978, I spent three decades working on master-planned communities in the US and abroad. Later on, I taught real estate development courses at Cornell University and directed the undergraduate program in urban and regional studies. From 2016 to 2020, I was a half-time lecturer for the Runstad Department at the University of Washington and chaired the department for a year. I am co-authoring a book about large-scale master-planned community development published in June 2022 -- https://www.thebigplanbook.com/. My spouse, Rosemarie, and reside in Scotts during the fall, winter and spring and travel to cooler climates during the summer.

Mr. Chapman was an amazing teacher. He taught a Russian history class that I took in 1964. I recall that he predicted the dissolution of the Soviet Union, a third of a century in advance of the event. He reasoned that a combination of economic weakness and failure to integrate ethnic minorities would be primary causes.
